Buyout vs. Sell Calculator

Which Option Makes More Sense?

One of the biggest financial decisions during separation is whether one person should keep the home through a buyout, or whether selling makes more financial sense. Many people focus only on the buyout number itself without fully considering the long-term costs attached to keeping the property.

Keeping the home may provide stability for children, maintain school districts, or avoid another major life change during an already stressful time. But qualifying to keep a home on one income is very different than managing it comfortably month-to-month afterward.

This calculator was designed to help separating homeowners in Nova Scotia compare both options using real numbers—not assumptions. It walks through estimated equity, mortgage balances, refinance requirements, legal fees, selling costs, monthly carrying expenses, and projected affordability after separation.

One of the biggest mistakes people make is underestimating the true cost of keeping a home. Even if a refinance is approved, higher interest rates, support payments, utilities, taxes, insurance, repairs, and debt obligations can quickly change what feels manageable on paper.

Selling also comes with costs that should be considered carefully, including commissions, legal fees, mortgage penalties, moving expenses, and the realities of today’s rental and buying markets. In some situations, selling creates financial flexibility and a cleaner separation. In others, a temporary buyout or delayed sale may make more strategic sense.

The goal of this worksheet is to help you evaluate both options realistically before making major financial commitments. Understanding the numbers early often prevents costly decisions later.
